Rules and Regulations
Park Rules and regulations and restrictions are based on common sense, common courtesy, and in the best interests of this park and your stay here as a guest. These and other rules are posted throughout the park and may be changed without notice.
1. This is not a residential area or mobile home or house trailer park. It is a campground. As a campground, all sites must be rented on a daily basis and the rent paid in advance. Special rates may be established for terms of rental of more than one day and paid in advance.
2. Site fees and any other payments are as established by the management and may be changed at any time without notice. Any fees and payments are due and payable prior to occupation of any site. A $35.00 fee will be charged for all returned checks.
3. Each guest shall sign a contract specifying the length of each period of use/stay and agree to these and other rules, regulations, and restrictions prior to occupation of any site. A new contract must be signed for each usage.
4. No site may be sublet or assigned (even if you sell your unit).
5. All fees and payments are due and payable prior to occupation of any site.
6. Register only for the number of days you intend to stay. There shall be no refunds or rainchecks.
7. Units over ten years old must be inspected and approved by the manager.
8. The speed limit in the Campground is 5 MPH.
9. No junked, unusable, or unsightly vehicles will be allowed in the park.
10. All pets shall be registered at the office upon check-in. There is a 2-pet limit at each site. All pets allowed outside shall be on a leash and cannot be allowed to run free or roam. Any pet which howls, yells, or barks excessively as to disturb the sleep, peace, and quiet of any guest or the management shall be removed from the campground by the owner.
11. Pit Bull dogs are not allowed. Pit bull dog means and includes any of the following dogs:
– The Staffordshire Bull-Terrier breed of dogs.
– The American Staffordshire Terrier breed of dogs.
– The American Pit Bull Terrier breed of dogs.
– Dogs that have the appearance and characteristics of being predominately of the breed of dogs known as Staffordshire Bull-Terrier, American Staffordshire Terrier, or American Pit Bull Terrier.
12. Each site is for your RV and up to two other motor vehicles. Additional vehicles must be approved in writing by the manager. The RV is to be located solely on your site. Do not encroach on any neighbor’s site or any vacant site.
13. A sewer hose “donut” or “L” connector is required. A $25.00 clean-up fee will be charged if your RV causes a sewer back-up. External water or sewer leaks are not permitted.
14. Parking shall be in designated areas only. Parking on the street is not allowed except when loading or unloading.
15. No motor scooters, minibikes, or other two- or three-wheel vehicles may be operated around the campground. Golf carts are permitted but must be registered with the Manager.
16. Utility trailers are not permitted at the campsites. Arrangements may be made for separate storage for an additional fee.
17. No RV or other vehicles may be washed in the campground.
18. No major vehicle repairs shall be made on these premises. Service work including changing oil or lubing is prohibited.
19. Smoking is not allowed in any park building or at any public family area in the park.
20. Restrooms and showers and laundromat are open only from 6:00 a.m. through 10:00 p.m. each day. Please help keep them neat and clean. Immediately report any problems to the manager on duty. Do not attempt to correct any problems with campground facilities. Notify the office or manager of any repairs needed.
21. You are responsible for the conduct of your children; they must be supervised by an adult at all times.
22. Loud parties, excessive drinking, offensive language, or other unacceptable behavior by guests is not permitted.
23. Quiet hours are from 10:00 p.m. to 8:00 a.m. If we have to call the authorities or the Police or Sheriff for a disturbance at your site, you may be required to leave the campground.
24. No fireworks, guns, BB guns, Pellet guns, slingshots, bows, or crossbows are allowed.
25. Illegal activities of any type are strictly prohibited.
26. No illegal drugs are allowed on this property. This will automatically void your contract and you will be immediately evicted.
27. Clothesline, portable buildings, sheds, porches, and cabanas are not permitted. You will be required to remove or take down any building, clothesline, shed, porch, cabana, etc.
28. No campfires are allowed on the ground. Manufactured firepits are allowed. These must be above ground level and maintained in a clean manner.
29. Grills are permissible but shall be stored next to the camper unit and covered when not in use.
30. Your site must be kept neat, clean, and free of boxes, litter, and trash. Do not let items accumulate under or around your unit. Refrigerators, storage bins, freezers, and weight sets are not allowed outside of your unit.
31. Dispose of your trash daily in our dumpsters. All garbage must be placed in plastic bags and tied. Boxes must be flattened. Do not leave trash outside your unit overnight.
32. Cutting of trees and other plants is not allowed.
33. You are responsible for any damages caused by you, your guests, your RV unit or your use of the campground.
34. A violation of these rules or non-payment of fees may cause immediate eviction from these premises. By Louisiana Law, Hotels, Motels, and Campgrounds only need to give one hour notice to a guest to leave the premises. Refer to LRS 21:75-77 which is printed in its entirety.

CHAPTER 3. REMOVAL AND EJECTION OF GUEST
§75. Hotels, motels, and campgrounds; expiration of stay
No person shall remain in a hotel or motel, or in or on a campsite, when his term or stay has expired if the person has been given written notice of his agreed departure date and checkout time at the time he registered at the motel, hotel, or campground, and the person has been given verbal or written notice to leave the hotel or motel room, or campsite at least one hour prior to the time required to leave.
§76. Removal of occupant and belongings
The person and other occupants, and their personal belongings, may be removed by the appropriate lawful authority, provided the conditions of R.S. 21:75 have been met. No action for damages or otherwise shall be allowed in a court of law against the owners, operators, or managers of the hotel, motel, or campground or an appropriate lawful authority for reasonable exercise of rights pursuant to the provisions of this Chapter. This Chapter shall not apply in case of serious medical emergency requiring the continued use of the room or campsite.
§77. Penalty
Willful violation of any provisions of this Chapter shall be a misdemeanor punishable by a fine of not more than one hundred dollars and each violation shall be a separate offense.
